A policy of title insurance is a contract of indemnity between the insurance company and the owner of an interest in real property. In plain English, this means that in the event that the insured owner of an interest in the insured property suffers an actual or threatened monetary loss, due to a title defect, lien or other matter of public record created prior to the effective date of the policy, that is not excluded as an exception to the policy, the title insurer will defend the insured against a lawsuit attacking the title, or reimburse the insured for the actual monetary loss incurred, up to the dollar amount of insurance provided by the policy. Typically the real property interests insured are fee simple ownership or a mortgage. However, title insurance can be purchased to insure any interest in real property, including an easement, lease or life estate.Title insurance differs in several respects from other types of insurance. Where most insurance is the contractual "! coverage" where one party indemnity|indemnifies or guarantees another party against a possible specific type of loss (such as an accident or death) at a future date, title insurance attempts to detect, prevent, and eliminate risks and losses caused by title problems which have their source in past events. Title companies attempt to achieve this by searching public records to develop and document the chain of title and to detect whether there are any adverse claims on the subject property. Any issues found are either fixed before issuing the title policy or the coverage is specifically written to exclude those items. Title insurers typically pay a very low percentage of their premium revenue out in claims in a given year; industry averages are 5 to 10%. Just as lenders require hazard (fire) insurance and other types of insurance coverage to protect their investment, most first lien lenders will also require title insurance as security for their investment in real estate. ! Shiatsu


Shiatsu (Japanese language|Japanese ) - is a massage technique originating in Japan. Shiatsu therapy was developed by one person. All Shiatsu therapists from Japan are trained through his lineage. All people properly trained outside of Japan were trained by someone from this direct lineage. The different approaches to the practice have spread across the world in distinct lineages but all were developed as derivatives by someone with full and proper education. Shiatsu follows similar principles to western massage using the principles of anatomy and physiology. The thumbs, hand|palms, and fingers (no knees or elbows are used in the foundation form of shiatsu therapy) are used to apply pressure to designated areas of the body. Shiatsu relies on an understanding of how the body functions according to western principles of anatomy and physiology not on Traditional Chinese Medicine (TCM) principles of energy flow. There are derivative forms of Shiatsu therapy tha! t are based on TCM, but all of these were developed by a trained Shiatsu Therapists from the Japan Shiatsu College or its lineage ( Namikoshi Sensei). The traditional form of Shiatsu Therapy, now commonly practiced in north America, was started in Japan by Tokujiro Namikoshi. All qualified Japan Shiatsu Therapists have to go through a government regulated program largely covering only the original form of Shiatsu Therapy. Namikoshi Sensei had no background in TCM and only developed his therapy through trial and error, finally gaining acceptance in the late fifties. The essence of Namikoshi's shiatsu is "Diagnosis and Therapy combined".

*1955 Shiatsu Therapy first recognized by Japan government but only in conjunction with amma and moxibustion.
*1957 Shiatsu Therapy officially recognized by Japan as a separate and distinct therapy.
*1958 Shizuto Masunaga graduates from Japan shiatsu College, begins to teach Psychology at the college as well.
*1964 Shiatsu officially defined by the Ministry of Health and Welfare in Japan.''"Shiatsu technique refers to the use of fingers and palm of one's hand to apply pressure to particular sections on the surface of the body for the purpose of correcting the imbalances of the body, and for maintaining and promoting health. Sewers transport wastewater from buildings to sewage treatment|treatment facilities. Sewers are pipelines that connect buildings to horizontal 'mains'. The sewer mains often connect to larger mains, and then to the wastewater treatment site. Vertical pipes, called manholes, connect the mains to the surface. Sewers are generally gravity powered, though pumps may be used if necessary. Storm sewers (also storm drains) are large pipes that transport storm water runoff from streets to natural bodies of water, to avoid street flooding. When the two systems are operated separately, the sewer system that is not the set of storm drains is called a sanitary sewer.Catchbasins are immediately below the vertical pipes connecting the surface to the storm sewers. While sewer grates covering the vertical pipes prevent large objects from falling into the sewer system, the grates are spaced far enough apart that many small objects can fall through. The area immediately below the catchbas! in "catches" such detritus. Water from the top of the catchbasin drains into the sewer proper. The catchbasin serves much the same function as the "trap" in household wastewater plumbing in trapping objects. Unlike the trap, the catchbasin does not necessarily prevent sewer gases such as hydrogen sulfide and methane from escaping. Catchbasins contain stagnant water and can be used by mosquitoes for breeding. Catchbasins require regular cleaning to remove the trapped debris. Municipalities typically have large vacuum trucks that clean out catchbasins.Storm sewer water may be treated or not, depending on jurisdiction. Treatment helps purify the storm water before being restored to a natural body of water. Storm water may become contaminated while running down the road or other impervious surface, or from lawn chemical runoff, before entering the sewer. It is a good idea to separate storm sewers from waste sewers because the huge influx of water during a rainstorm can ov! erwhelm the treatment plant, resulting in untreated sewage bei! ng disch arged into the environment. Washington DC and other cities with older combined systems have this problem after every heavy rain. However, completely separating storm sewers from sanitary sewers often means no treatment of stormwater which is not desirable either, as the ''first flush'' from storm runoff can be extremely dirty. Runoff into storm sewers can be minimized by including ''Sustainable Urban Drainage Systems'' in to municipal plans. Eaves troughs should not discharge directly into the storm sewer system but rather onto the ground where it has a chance to soak into the soil. Where possible, storm water runoff should be directed to unlined ditches before flowing into the storm sewers, again to allow the runoff to soak into the ground.Separation of undesired runoff can be done within the storm sewer system, but such devices are new to the market and can only be installed with new development or during major upgrades. They are referred to as oil-grit separators (OG! S) or oil-sediment separators (OSS). Very cool little gadget for the price.I gave it as a gift, and the recipient enjoys it as he's learning about wines and which wine goes with which foods.(Me, i think Boone's Farm goes great with ANY meal!) He was impressed by all the info this little thing holds.Me, i'm still impressed with the price, a lot less than some of those fine wines!

Dessert wines are those wines which are typically served with dessert, although they are also drunk on their own, i.e. not accompanying food. They are often sweet wines such as ice wine, Sauternes, Tokaji|Tokaji Asz?, beerenauslese, trockenbeerenauslese and Commandaria or fortified wines such as sherry and port wine|port.Legally in the United States, ''dessert wine'' refers to wines of 14% alcohol or greater. Historically these were fortified, as table wines were typically 12.5%. With a greater emphasis on ripe fruit, many dry unfortified wines, particularly Zinfandels, reach 15% or more and are thus legally considered dessert wines, and are taxed at a higher rate.Many dessert wines have a much lower alcohol level however, many German wine|German dessert wines only reaching 7-8%.Despite their name, many of these wines are not particularly well suited to desserts, and are more suitably consumed on their own or with very rich savoury foods such as foie gras.
